The landlord we had in Pennsylvania had the same policy for the appliances. If they needed repair or replaced we had to do it. We signed the lease the day after Thanksgiving. The next day the fridge broke. We had to spend $600 on a new fridge right before Christmas.

Then when we went to move out they confiscated it as payment for an insane water bill along with our air conditioner and everything they stole from us (thousands of dollars worth of stuff). They said we abandoned it because we were out of town for 3 weeks. We had another month before the date we gave them that we were leaving. Our rent was paid up and everything.
